Walpole Station Business Center is a mixed-use property comprising approximately 315,000 gross square feet situated near the town center of Walpole, Massachusetts.  Uses include office, light industrial, retail and storage.
 
The property was originally built in 1897 and expanded in 1951 with ongoing various improvements and renovations. The complex is comprised of six interconnected multi-story buildings, and approximately 285 parking spaces that are made available on a daily-pay basis to commuters. The complex is immediately adjacent to the MBTA Walpole commuter rail station.
 
Location:  Originally settled as an industrial mill town along the Neponset River, Walpole it is now considered a bedroom community.   Walpole is situated in the Greater Boston Area, 18 miles southwest of Boston and 26 miles north of Providence.  I-95 and Interstate I-495 divide the region into inner and outer zones, which are connected by numerous “spokes” providing direct access to the airport, port, and intermodal facilities of Boston.
 
Access:  Routes 27, 1A and I-95 provide access to Boston and Providence, both about a 30-minute drive, while Route 1 services larger national retailers in the area as well as The Walpole Mall and Gillette Stadium just a few miles down Route 1 in Foxboro. Walpole borders Dover, Medfield, Norfolk, Sharon, Norwood, Westwood and Foxboro, making for a diverse cluster of communities.
Historically, the Route I-95 corridor served businesses that have been indirectly involved with defense contracts, R&D space and high-tech companies and more recently biotech and pharmaceutical firms.
 
In relation, Walpole Station Business Center is located approximately 2 miles to Route 1 and 2.5 miles to I-95. The site is located in the Central Business District in downtown Walpole which has a vibrant neighborhood retail mix as well as the large majority of local employment.
 
Commuter Rail:  The Complex is immediately adjacent to the Walpole commuter rail station and serves as a major parking facility for commuters in addition to providing direct rail access to Back Bay and South Station via 30-minute ride.
